We help homeowners with everything from individual renovation projects to complete home transformations, structural alterations and extensions.
Whether you are renovating an older Dutch house, modernising your family home or planning a major structural renovation, we can coordinate the construction work from preparation through completion.
Every renovation project is different.
Some homeowners want to modernise a kitchen or bathroom. Others want to completely transform the layout of their home, add living space or improve the energy efficiency of an older property.
Floramer Construct works with homeowners on both smaller renovation projects and larger construction projects.
Our services include:
Complete home renovations

Roof extensions
Kitchen renovations
Bathroom renovations
Interior renovations

Roofing and roof renovation

Property refurbishment
A complete renovation can involve many different trades and construction activities.
Instead of coordinating every professional separately, you can work with one contractor who manages the construction process.
A complete renovation may include:
Demolition and preparation
Structural alterations
New layouts
Plumbing and electrical work
Heating and climate systems
Insulation
Windows and doors
Kitchens and bathrooms
Flooring
Plastering and painting
Finishing and installation
The exact scope depends on the property and your renovation plans.
Structural changes require careful planning and coordination.
Examples include:
Removing or changing load-bearing walls
Creating larger openings
Changing the layout of a property
Modifying floors or ceilings
Structural reinforcement
Altering roof structures
Preparing for an extension
For structural work, the project may require architectural drawings, structural calculations or permits depending on the property and proposed changes.
Floramer can coordinate with architects, structural engineers and other specialists when required.
Adding an extension can significantly increase the usable space of your home.
Common extension projects include:
Rear extensions
Side extensions
Ground-floor extensions
Roof extensions
Dormers
Additional living space
The possibilities depend on the property, available space and local planning requirements.
Before construction begins, it is important to establish what is technically and legally possible.
A kitchen renovation can range from replacing finishes and cabinetry to completely changing the layout and infrastructure.
A larger kitchen renovation may involve:
Removing the existing kitchen
Changing the layout
Plumbing
Electrical work
New flooring
Lighting
Cabinets and worktops
Appliances
Finishing work
For larger renovations, the kitchen can also form part of a complete ground-floor transformation.
Bathroom renovations often involve several different trades.
Depending on the project, this can include:
Demolition
Plumbing
Electrical work
Waterproofing
Tiling
Ventilation
Heating
Sanitary installations
Lighting
Finishing
Floramer can coordinate these different elements as part of the renovation project.
The Hague has many older properties with architectural character and construction methods that differ from modern homes.
Older houses may require additional attention to:
Structural condition
Damp and moisture
Insulation
Windows
Roofing
Electrical installations
Heating systems
Ventilation
Layout limitations
Before renovating an older property, it is important to understand its current condition and identify potential issues that could affect the scope or budget.
Renovation is often a good opportunity to improve the energy performance of a property.
Depending on the house, improvements may include:
Insulation
Better windows
Improved heating systems
Underfloor heating
Ventilation
More efficient installations
Other energy-saving measures
Energy improvements can be incorporated into a larger renovation rather than treated as a completely separate project.
Large renovations can involve many different professionals.
Without central coordination, homeowners may have to manage:
Contractors
Installers
Architects
Structural engineers
Suppliers
Schedules
Deliveries
Technical decisions
Floramer Construct provides a central point of contact for the construction process.
We coordinate the work and help keep the different parts of the renovation connected.
We start by understanding what you want to achieve with the property.
This may include renovation, extension, structural changes, modernisation or a combination of different projects.
We look at the property and the proposed work to understand the practical requirements.
For larger projects, additional specialists may be involved.
The renovation is divided into clear construction activities so that the work, materials and responsibilities can be properly understood.
Once the project scope is established, we work towards a clear quotation and construction plan.
Floramer coordinates the construction activities and the different professionals involved in the project.
We work through the remaining construction and finishing work before the project is completed and handed over.
Floramer Construct also works with expats and international homeowners in The Hague.
If you are not familiar with the Dutch construction industry, managing a renovation can be challenging.
Communication, planning, quotations, technical decisions and coordinating different trades can all require additional time.
Our experience working with international homeowners means that we understand the importance of clear communication and reliable coordination.
