Need more space in your home without moving?
Floramer Construct builds and coordinates home extensions in The Hague and surrounding areas.
A well-designed extension can create additional living space, improve the layout of your home and make better use of your existing property.
We work with homeowners on rear extensions, side extensions, roof extensions and other projects that increase usable space.
A home extension involves much more than adding a few square metres.
The existing property, structural requirements, foundations, roof, insulation, windows, installations and interior finishing all need to work together.
Floramer coordinates the construction process and the different professionals involved in the project.
Depending on the project, an extension can include:
Structural construction
Foundations
Walls and insulation
Roofing
Windows and doors
Electrical installations
Plumbing
Heating
Flooring
Plastering
Painting
Interior finishing
A rear extension is a popular way to increase the living space on the ground floor.
Homeowners may use the additional space for:
A larger kitchen
An open-plan living area
A dining area
A home office
A playroom
Additional storage
A larger connection between the house and garden
The possibilities depend on the property, available garden space and applicable planning requirements.
A side extension can create additional space where the property layout and plot allow it.
Depending on the design, the new space can become part of the existing living area or provide a new room or utility space.
Side extensions require careful consideration of the existing structure, neighbouring properties, access and planning requirements.
Additional living space does not always have to be created at ground level.
A roof extension or dormer can make an existing upper floor considerably more useful.
Possible improvements include:
Additional bedrooms
A larger bathroom
A home office
Improved storage
More usable floor space
Roof projects can involve structural changes, insulation, windows and roofing work, so early planning is important.
Many older houses in The Hague can benefit from an extension.
For example, a traditional house may have relatively small rooms or a layout that does not suit modern family life.
An extension can be combined with other renovation work to create a more functional home.
A larger project may include:
Extending the ground floor
Opening up the existing layout
Renovating the kitchen
Improving insulation
Replacing windows
Upgrading heating
Renovating the bathroom
This can turn an extension into a complete transformation of the property.
Before planning an extension in detail, several factors need to be considered.
These can include:
Available space
Existing building structure
Property boundaries
Access
Neighbouring properties
Drainage and utilities
Planning requirements
Building regulations
Protected status
The desired size and design of the extension
Not every property can be extended in the same way.
A feasibility assessment at an early stage can help establish whether your plans are realistic.
Some home extensions require an omgevingsvergunning, while certain projects may fall under exemptions.
The requirements depend on the property, location, dimensions, design and applicable local rules.
The Hague recommends checking whether an omgevingsvergunning is required before starting relevant construction work.
For more information, see our guide to building permits in the Netherlands.
For a larger extension, permit and planning requirements should be considered before finalising the construction schedule.
Larger extensions may require architectural drawings and structural calculations.
Depending on the project, professionals such as:
Architects
Structural engineers
Building consultants
Installers
may need to be involved.
Floramer can coordinate with these professionals as part of the wider construction project.
This helps ensure that the design, structure and construction work are properly connected.
An extension is an opportunity to make the new space comfortable and energy efficient.
Depending on the project, this can involve:
Wall insulation
Roof insulation
Floor insulation
Energy-efficient windows
Improved heating
Underfloor heating
Ventilation
The new construction should work properly with the existing property rather than being treated as an isolated addition.
One of the most important aspects of an extension is the connection between old and new construction.
This can involve:
Removing part of an existing wall
Structural reinforcement
Connecting floors
Matching roof levels
Integrating heating
Extending electrical systems
Connecting plumbing
Matching interior finishes
The final result should feel like one coherent home.
An extension can involve many different trades.
Floramer provides a central point of contact and coordinates the construction process.
Depending on the project, this can include:
Preparation
Structural work
Windows and doors
Plumbing
Heating
Interior finishing
This reduces the need for homeowners to coordinate multiple contractors independently.
We discuss how you want to use the additional space and what you want the extension to achieve.
The existing house, available space and practical construction requirements are considered.
Planning, structural and practical considerations are identified.
Where required, architects, structural engineers or other specialists can be involved.
The scope of construction is defined and a quotation and planning can be prepared.
The construction area and access are prepared before work begins.
The structural construction and installation work are carried out.
The extension is finished and integrated with the existing home.
The completed work is checked and the project is handed over.
If you are an international homeowner in The Hague, planning an extension can involve additional challenges.
You may not be familiar with Dutch planning requirements, construction practices or technical terminology.
Floramer works with expats and international homeowners and provides English communication throughout the project.
We can also coordinate with architects, engineers and other professionals where required.

The condition of the existing property and the connection between the old and new construction can also affect the total cost.
For general information, see our guide to renovation costs in the Netherlands.
The construction time depends on the size and complexity of the extension, the preparation required and whether permits or specialist design work are involved.
Some extensions require an omgevingsvergunning and others may qualify for an exemption.
